There are listings, and then there are listings that will never feel like listings.

This one belongs to my mother-in-law.



Judy Vining was my best friend. She was Ken's mom — but somewhere along the way she became mine too. And before she went to heaven, this house at 7123 Meyer Road in the Balmoral neighborhood of Fort Mill was hers.

I helped her decorate it. We had an absolute blast doing it. Judy had this way of making every room feel cared for — not staged, not styled for someone else's eye, but loved. The kind of home where you could tell every chair, every candle, every Christmas tablescape had been chosen on purpose. She didn't just live in this house. She tended to it.

And the Christmases. Lord, the Christmases. We hosted them here. We laughed here. We built years of memory inside these walls.



For a stretch of time, we even lived here — Ken, the kids, and me — while we were building our own dream home down the road. Judy's house held us during one of the most exhausting, beautiful seasons of our family's life. She didn't just open her front door. She opened everything. Her kitchen. Her closets. Her arms. Her heart.

When she went to heaven, we had the privilege of finding her wonderful new buyer back in 2022. We loved that family. We trusted them with her home. We hoped they'd feel some of what she'd built inside it.

And this week — four years later — we got the joy of doing it all over again.

Full Circle, in Three Weeks

Our friend Terrence Townsend called and trusted us with this listing. We got to transact alongside the beautiful Buffy Foor. List to close — three weeks.

Three weeks.

And while I am so genuinely happy for the new owners walking into this home, and so grateful for the seller who took such beautiful care of it for the last four years, I don't think I'll ever drive past 7123 Meyer Road without thinking about Judy. The candles. The wreath she'd swap out with the seasons. The kitchen where she'd already have coffee made before anyone else was awake.

What Real Estate Actually Is

This is why I do what I do.

Real estate, for us, has never just been a transaction. It's a relationship — one that often outlasts the closing table. Sometimes it outlasts a lifetime. The home Judy made on Meyer Road is going to keep doing what she always wanted homes to do: hold a family. Make space for laughter. Light up at Christmas. Be a soft place to land.

I miss her every single day. And I'm so grateful that Ken and I get to keep showing up for the people who knew her, the buyers who'll never meet her, and the home she poured herself into.

This one was for you, Judy. Always.

We love you. We miss you. Thank you for the Christmases, the couch you let me redecorate four times, and the family you raised so well that he became my forever.
