Do it. Open ChatGPT. Type "sell my house." Let the robots take the wheel.

Here's how that goes.

AI prices your home. You list at $485K. You don't know the comp it pulled was a bankruptcy sale. Your house was worth $520K. You just lit $35,000 on fire. Congratulations.

AI writes your listing description. Beautiful. "Sun-drenched living spaces." Meanwhile, your house smells like your golden retriever and there's a litter box in the laundry room that hit guests like a wall the second they walked in. No one made an offer for three weeks. You panicked and dropped the price. AI didn't smell anything.

An offer comes in. AI says it looks solid. You accept. You didn't know the buyer hadn't locked their rate, was writing on two other homes, and had an earnest money deposit so small it was basically a suggestion. They backed out during due diligence. You lost four weeks on market. Your listing is now "stale." Good luck.

New buyer. Inspection report lands — thirty pages. AI helps you read it. The buyer asks for $40K in repairs. You panic and agree because you don't know that half those items are cosmetic filler and the real fix is $9K.
