What Fort Mill offers that the others don’t is depth. There are neighborhoods at virtually every price point, from starter homes in the $400s to custom luxury on large lots well above $2 million.

Who Fort Mill is best for: Families where school district is the primary driver. Buyers who want the widest selection of existing inventory. Buyers who want proximity to established amenities. Tega Cay is unlike either of its neighbors — it’s a peninsula city on Lake Wylie, and that geography shapes everything about it. Golf cart culture, walking trails, a marina, and a community where people actually know their neighbors.

Tega Cay is incorporated as its own city with its own local governance and a civic identity that feels distinct from the broader Fort Mill sprawl. For buyers who want to feel like they’re somewhere — not just in a generic Southern suburb — Tega Cay has a real sense of place.

Indian Land is the most misunderstood of the three — and we say that as a team that’s watched smart buyers consistently underestimate it.

Technically a community in Lancaster County rather than York County, Indian Land sits directly on the NC/SC border and is as close to South Charlotte as some Charlotte neighborhoods. The price per square foot reflects the fact that it’s still emerging rather than established.
